North Tustin

North Tustin is an unincorporated community in Orange County, California, and is distinct from the nearby city of Tustin. As the county’s largest unincorporated area, it spans less than seven square miles but is known for its spacious homes and large residential lots in a suburban setting.

Formerly referred to as the Tustin Foothills, North Tustin includes more than 10,000 homes and is represented by the Foothill Communities Association. The neighborhood developed over several decades and features primarily single-family residences in a wide range of architectural styles. Homes in the area can range from mid-century ranch-style properties to estate-sized residences, with many properties valued at over $1 million.

North Tustin is considered an affluent and well-educated community, conveniently located near the cities of Tustin and Orange. This proximity provides residents with easy access to shopping, dining, and surrounding regional amenities, as well as everyday conveniences like grocery stores and retail centers.

The area also offers access to green spaces such as Bent Tree Park, which includes playgrounds and picnic areas. Public schools serving North Tustin are part of both the Orange Unified School District and the Tustin Unified School District, and are generally highly regarded.
