While original Northwood is famous for being built by independent developers with no unified authority, Northwood Estates is a fully gated, master-planned enclave developed entirely by the Irvine Company in the mid-2000s. It offers a more exclusive, uniform, and modern luxury aesthetic compared to its older, expansive neighbor.
The neighborhood is beautifully bordered and framed by historic eucalyptus windbreaks. These massive, towering trees were originally planted over a century ago by early Irvine Ranch farmers to protect citrus crops from strong Santa Ana winds, and they were deliberately preserved to give the modern estate gates an instant sense of old-world privacy and character.
Despite being a highly secure, private gated community, Northwood Estates was built with an emphasis on internal connectivity. The entire neighborhood is structured around a central pedestrian spine, allowing residents to walk to the private parks, resort-style pools, and walking trails without ever needing to step onto a major exterior roadway.
