Shady Canyon is often described as a standout example of thoughtful city planning in Irvine. According to O’Malley, the Irvine Company originally had approval to build around 3,300 homes on the site, which sits between Quail Hill and Bommer Canyon. Instead, the company chose a different approach, betting that buyers would be willing to pay a premium for large custom lots in a more natural, rustic setting.
The community is surrounded by roughly 16,000 acres of protected coastal open space preserved by the Irvine Company, and its natural landscape is a central part of its appeal. This blend of luxury living and proximity to nature proved highly attractive to buyers, with many estate lots selling more than three years ahead of schedule.
Planners aimed to create an exclusive community that reflects the Orange County environment while preserving native vegetation. Luxury residences and custom homes are integrated into the hillsides, resulting in a residential and golf preserve designed to harmonize with its surroundings while maintaining a high level of quality and amenities.
