What's Northwood All About?

Northwood is famous for being developed completely independent of the Irvine Company. Because the land was owned by separate private farmers rather than the Irvine Ranch, it was built by a variety of different independent homebuilders. This gives Northwood a highly unique, eclectic mix of architectural styles and home designs that you won't find anywhere else in the city.

Unlike Irvine's newer, high-density villages, the vast majority of Northwood features no Mello-Roos (special developer taxes) and very low or entirely optional HOA fees. Combined with significantly larger, old-school lot sizes and spacious backyards, it offers a rare financial and structural advantage in the local market.

Because it is one of Irvine’s oldest master-planned communities (dating back to the 1970s), it boasts some of the most mature greenery in Orange County. The neighborhood is explicitly known for its towering, decades-old eucalyptus windbreaks and massive pine trees, which create a deep, beautiful canopy that keeps the neighborhood shaded and peaceful.
